The Community Center
Need a place for a birthday party? The Community Center is your answer! It was designed for especially for having parties there! It is fully equipped with a kitchen, two bathrooms, an office area, and a great room. The beauty of the great room is accented with a cozy fireplace and just outside of the Community Center are two playgrounds, a basket ball court, a tennis court, and a large playing field for when the party needs to head outside (or if you need extra parking for your party)! Estates Site Design
Walden Estates, a Planned Community, was designed as a neighborhood, friendly to everyone in the family! It was engineered to aesthetically fit into the existing character and configuration of the land. Some of the units are located along a stream bank for maximum pleasure and throughout the neighborhood there is generous landscaping, giving the community a woodsy feel while located in such a central spot in Fairbanks.

Site Location
The site is located next to two of the best schools Fairbanks has to offer! Anne Wien Elementary and Randy Smith Middle School. Walden is also bordered by the Noyes Waterway on the east side, Danby Street to the west and the Mitchell Expressway to the south. Lions Park lies immediately to the northwest of the site providing recreation facilities in addition to the many provided on the site.

Street Layout
There are two access points off Danby Street to ease traffic and to allow for flow-through circulation. All streets are 40 feet wide and have four foot sidewalks. They have through circulation to eliminate the snow plowing difficulties encountered with cul-de-sacs. Where possible, streets are laid out in an east-west direction to allow buildings to be oriented for the best sunlight during Fairbanks’ short summers.

Walden Estates is centrally located for ease in Fairbanks travel and is separated from the commercial development with trees. This allows the neighborhood to be away from the noise and traffic.

Tot Lots
Walden Estates also boasts of six tot lots. They are often accessible from the jogging path and special attention has been given to the types of play equipment to insure that children of all ages will have something fun and challenging for them. In addition, a bench is provided at each tot lot for watchful parents.

Pedestrian Circulation
All streets have a four foot sidewalk along one side and there is over one half mile of eight foot wide logging paths available. The jogging path is laid out to link with the sidewalks to provide complete and convenient pedestrian circulation throughout the site.

Landscaping
Each street is lined with trees, emphasizing the north woods atmosphere. Entry roads are also tree lined and have planted islands. On the south side of the building trees are planted to minimize solar interference and on other sides the trees were planted to maximize privacy.

Management/Maintenance Building • Recreational Vehicle Storage
The Management/Maintenance Building is located along Hampstead, next to the entrance. Off road parking is provided for management. A fenced off recreational vehicle storage area is located immediately behind the Management/Maintenance building. This will allow management to monitor the storage entrance gate, creating a secure and convenient area for management and home owners.
